The Director of Real Estate has the overall responsibility to serve as the strategic interface with business units, CBIZ Gibraltar Transaction and Project Team and Corporate staff for the purpose of facilities management. The Director of Real Estate communicates decisions, priorities and relevant project information to appropriate levels of staff regarding business unit requests as it relates to office space.

Essential Functions and Primary Duties:

  • Responsible for the project kick-off meeting to initiate discussions related to a specific market office space.
  • Provides guidance on goals for each project as it relates to the type of building, target length of lease term, consolidation considerations, and any other unique requirements.
  • Possess an understanding of financial impacts to include stability of a business unit and potential market acquisitions that could impact real estate.
  • Collaborate with the business units as issues arise.
  • Create shared vision of respective solutions and facilitate decision making and arbitration related to trade-offs for each project.
  • Acts as the project lead for important decision points and critical dates throughout the project.
  • Coordinates with internal Corporate staff to evaluate transactions on a GAAP basis and other economic impacts to CBIZ.  
  • Create and analyze relevant information and develop recommendations to the senior management team.
  • Oversee the process to obtain final Executive Management approval for leases.
  • Coordinate legal review of lease documents.
  • Review and approve Business Unit space programming and square footage requirements.
  • Lead the discussions specific to the final building selection.
  • Oversee internal considerations to include, but limited to:
    • Target consolidations
    • Quality of building needed
    • Amount of space (and layout) for each requirement
    • Build-out issues
    • Move management
    • IT coordination
    • Holdover issues
    • Landlords that have business relationships with CBIZ 
  • Collaborate with management to develop annual budgets for respective business areas.
  • Act as the key liaison across functional areas such as the information technology department, and outside vendors.
  • Possess a broad knowledge of facilities management and uses them to effectively coordinate team members and external resources.
  • Identify, screen and evaluate vendor solutions for furniture disposition and purchases, security solutions, as well as other facility related vendors.

Minimum Qualifications:

  • Bachelor’s degree required
  • 10 years of real estate and/or business industry work experience
  • Ability to review, negotiate real estate leases and contracts
